Riverside will be a new mixed use community with approximately 1500 Lots and 30 acres of commercial/retail space located on 477 rolling, wooded acres along the South Fork River of Lake Wylie in Gaston County  off South New Hope Road and Armstrong Ford Roads in Cramerton, NC. A site plan is provide to the right as well as a preliminary design for various monumentation features.

The site plan provided here shows a 1500+/- mixed use community with Active Adult Lots, Single Family Lots, and Town homes and commercial acreage. The active adult portion of the property (North of Lake Wylie Road) will be priced from approximately $275,000 to $450,000. The Active Adult home sites have 3 Lot sizes – 40’ x 120’, 50’ x 120’  and 60’ x 120’. The Active Adult Homes shall have a large Amenity Center separate from the Single Family and Town Home sections of the community with amenities tailored to the active adult lifestyle - large clubhouse, tennis, pickle ball, etc.

 

The Market Rate single family Lots are 80' x 125’. The Single Family homes (North of Lake Wylie Road in the Cramerton ETJ) will be priced from $275,000 to $450,000 Single Family homes shall have a separate amenity center which will include pool, clubhouse, playground, and play fields.

 

The Town Homes on the south side of the Catawba River Crossing shall be priced from the $190,000's to $225,000. The Town Homes shall have a separate amenity center as well which will include pool, clubhouse, and playground.

 

In addition, a variety of commercial and retail services shall be located throughout the community. There will be a master HOA for the communities shared features – landscaping/entry ways/walking trails, and sub associations for Active Adult, Market Rate and Town Homes for the amenities/landscaping specific to the different housing types.

As part of the development, we will be installing over $17,000,000 in infrastructure improvements for the area, including a new regional pump station, 16" water line extension along S New Hope Road, 12" water line along Armstrong Ford Road and various improvements to the roads/intersections in the area. NC DOT will also be improving S New Hope Road.
